Savills Retail and Lifestyle has brokered the lease for ARENA eSports Hotel at Cuppage Terrace. Spanning over a combined area of 12,000 sq ft, the hotel will feature a total of 46 rooms, a 5 versus 5 battle station for eSports competitions and a communal VR lounge for hotel guests. Arena Esports is uniquely located within a heritage building in the heart of South East Asia’s iconic shopping street, Orchard Road.
Savills Retail & Lifestyle has secured the lease with Royal Holdings, a property investment focused group specialising in the development and management of properties, for the second ARENA eSports hotel outlet.
Singapore is emerging as a global e-Sports hub – opening the largest Esports Experience Centre (EXP) located at Kallang Wave Mall in 2021 and hosting Gamescom, the world’s largest event in the videogame industry. Savills Retail & Lifestyle eyes the opportunity to add more eSports into the tenant mix in retail and lifestyle centres.

When I first saw the space at Cuppage Terrace, it was a co-working space set up in a row of heritage building. I thought it would be so cool to have a new and exciting concept like an eSports Hotel in a heritage building. And it so happened both Arena eSports and landlord Royal Holdings shared my vision!”
Tracy Sheriden Tan, CEO of ARENA Esports Hotel, adds, "Savills was very helpful in negotiating lease terms with Royal Holdings and went the extra mile for us, to obtain the relevant licenses from the authorities and secured this prime location in Orchard Road. The venue is hard to come by as the 11 adjoining shophouses with a large single floorplate was owned by a single owner, Royal Holdings Organisation, which made the lease negotiations easier."
The ARENA eSports Hotel offers a unique combination of co-working, co-playing and co-living facilities all under one roof - providing guests a curated environment to excel, collaborate or just simply relax. They are set to launch the first outlet, the largest esports gaming arena-themed hotel in Southeast Asia, at Bugis Village in the first quarter of 2023. The hotel will feature the latest gaming peripherals and VR treadmills.
