Located next to Manchester College, AO Arena and Victoria Station, Waterhouse Gardens is only a short walk from the city’s Northern Quarter. This gateway development will connect the popular Greengate and N.O.M.A neighbourhoods with the Medieval quarter of the city centre and will provide new city centre homes which are likely to appeal to students and young professionals living and working in the city.
The property will feature a landscaped boulevard, 31,000 sq ft of commercial and retail space, 5 residential towers and a private members’ club for residents. The ‘Waterhouse Club’ offers residents exclusive access to swimming pools, spa, plunge pool, a squash and basketball court, lounges and games room, private dining, cinema room, meeting rooms and workspaces, and a private landscaped garden.
Simon Ismail, Co-Founder & Managing Director of Salboy, comments, “Waterhouse Gardens kicks off regeneration in a key gateway location for the city. This residential-led mixed use regeneration project pays close attention to creating an appealing landscaped environment where young people buy and rent their homes, as well as study, begin or progress their careers and socialise, all within easy reach of Manchester’s vibrant city centre. We’ve specifically and painstakingly designed a new local neighbourhood that’ll suit anyone - renters and owners alike - who’s seeking a vibrant, convenient, city central lifestyle where what they need and want is available on site at a consistently high quality and easy access.”
Rachel Ho, Senior Manager, International Residential Sales, Savills Singapore, says, “Being one of the largest and most exciting regeneration which aims to connect Manchester city, Waterhouse Gardens artfully connects residents to the cultural pulse and urban energy that will undoubtedly transform an under-used area into a mixed-used neighbourhood with a strong sense of community. The Development seamlessly fused both luxurious living and residents’ amenities such as the Waterhouse Club and Private Podium Garden which includes relaxation lounges, co-working space, indoor swimming pool, just to name a few.”
Waterhouse Gardens is a homage to Alfred Waterhouse (1830-1905), one of the most successful Victorian architects whose work included Manchester Town Hall and many ‘red brick’ universities, as well as the Natural History Museum in London.
The next phase of sales of Irwell House at Waterhouse Gardens is launching in Singapore on 13 & 14 January 2024 at an exclusive event held at voco Orchard Singapore, Malaysia Room, Level 5.
Salboy acquired the site in December 2022 with the intention to develop a mixed-used scheme (£195m GDV) across five buildings, including a 20-storey tower, and a landscaped public realm. Salboy’s dedicated construction partner has mobilised on site with groundworks under way. Construction is scheduled for completion in Q2 2026.
