A Prime Asset in the exclusive Oei Tiong Ham Park GCB Enclave

Spanning approximately 14,982 sq ft, 5 Jalan Sampurna is a large corner plot which enjoys a prominent 37 metres street frontage and a depth of approximately 32 metres. This prime site boasts a regular and efficient site configuration, making it the perfect canvas for an architectural masterpiece.

Nestled within the ultra-exclusive Oei Tiong Ham Park Good Class Bungalow Area (GCBA), the enclave is renowned for its exclusivity, low-density housing, and lush surroundings, offering the ultimate privacy and serenity for Singapore’s elite.

Beyond its timeless investment value, 5 Jalan Sampurna enjoys excellent connectivity. Strategically positioned off Holland Road, the estate provides seamless access to major expressways, ensuring effortless travel to Orchard Road’s luxury shopping belt, the Central Business District (CBD), and other key destinations. Additionally, the estate is surrounded by world-class lifestyle amenities, including One Holland Village, the iconic Dempsey Hill dining enclave, the lush Singapore Botanic Gardens, and the vibrant Orchard Road district.

Strong Market Fundamentals Driving GCB Demand

Investment momentum in the Good Class Bungalow (GCB) market reignited in 2024, supported by the availability of such assets for sale and growing interest from a broad range of younger Singaporean High Net Worth Individuals (HNWI). Based on Savills’ database, the sales volume of GCBs doubled compared to the previous year, reaching 26 transactions*, while the total transaction value surged by 231.6%, totalling S$1.15 billion.

In 2024, 18 out of 26 transactions saw the unit price per sq ft based on land area surpass S$2,000. Consequently, the average unit price surged by 31.9%, rising from S$1,882 in 2023 to a record high of S$2,482 in 2024.

Alan Cheong, Executive Director of research and consultancy at Savills Singapore says, “With fewer than 3,000 GCBs in Singapore, and with the areas demarcated for this type of property fixed, the supply side is constrained, reducing the uncertainty level on prices. On the demand side, as the number of ultra-high net worth individuals continue to increase, this asset class is likely to outperform residential prices in general.”

Nick Chan, Associate Director, Investment Sales & Capital Markets at Savills Singapore notes, "5 Jalan Sampurna presents a rare opportunity to acquire a rare freehold GCB redevelopment site in one of Singapore’s most coveted enclaves. With strong capital appreciation potential and an address synonymous with prestige, 5 Jalan Sampurna is not just a home — it’s an enduring legacy. With its strategic location, prime land size, and unparalleled privacy, this site offers an ideal canvas for an ultra-luxurious residence. Given the strong demand and extremely limited supply of GCBs, we expect significant interest from discerning buyers.”

The guide price for this prestigious GCB redevelopment plot is S$42.8 million. Interested buyers are invited to submit their expressions of interest (EOI) by 10th April 2025, Thursday.
